Pilotto Sanguinetti Studio was commissioned to transform a spacious, brand-new house into a livable space located on a strategically positioned lot bordered by a lagoon and a golf course.
The house was initially conceived as part of a real estate investment, aiming to maximize the use of available square meters across the entire buildable area, resulting in a modern structure with expansive windows.
Several circulation and functional errors were acknowledged and selectively addressed to create new spaces, such as the Home theater area.
On the blank wall at the back of the living room, an opening was created to install a cantilevered metal volume above the pool, providing an unobstructed view of the golf course. This volume, equipped with wooden benches, gives the impression of sitting above the pool.
The main dining room was underutilized due to its distance from the kitchen and the lack of functional support. To address this, a spacious custom furniture volume was built, housing a wine cellar, bar, refrigerator, coffee station, and dish storage, also serving as support for the home theater.
The excessively large kitchen included another dining table that saw limited use, making the space less practical.
To diversify dining options, the decision was made not to duplicate functions within the house. Thus, two distinct areas were organized within the kitchen:
a low lounge-style seating area with a coffee table for dining while enjoying the lagoon view through the large window, and a parallel area to the kitchen island equipped with a high bar and stools, resembling a bar. This design allows residents to choose from three distinctly different dining spaces, each adapted for specific purposes.
The available spaces were carefully curated and equipped according to their intended use, making them truly livable.
Outdoors, a similar approach was taken, as the property had a vast frontage along the lagoon that was underutilized, with the existing deck occupying minimal space between the kitchen gallery and the pool. The deck was relocated and redesigned to run parallel to the lagoon, encompassing the entire frontage and incorporating a pier.
The swimming pool was lined with dark material to mimic the effect of the lagoon, creating a mirror-like reflection towards the sky.
On the first floor, attention was given to the master suite, which encompasses approximately 100m2. This involved opening up the dressing area to create a more intimate space, clearing the privileged view that had previously been obstructed by furniture.
Throughout the renovation, distinct color palettes characterize the various spaces. In this case, shades of green were used to complement the views of the golf course.
On the second floor, a space with privileged views was renovated to meet various client expectations: a home office for meetings with clients, functioning as an autonomous unit within the house with its separate entrance, bathroom, and kitchen. In the evenings, it can be used as a relaxation space, for parties, and gatherings with friends.
The ceiling and walls were covered in reflective stretched material, and various shades of blue were incorporated into the carpet, walls, and furniture to give the space a more striking and cohesive appearance.
