Rapanui Nueva Córdoba

Av. Hipólito Yrigoyen 552, Córdoba

Casa Palacio Minetti possesses a unique urban characteristic as it entirely occupies a small triangular city block. It stands like an island on Avenida Yrigoyen in Nueva Córdoba.

As part of the strategy to expand the brand Rapanui by incorporating new locations, the focus was primarily on houses like this one - properties with a history, some of which are cataloged, serving as neighborhood landmarks or featuring distinctive architectural styles. These houses typically remain inaccessible to the public, who are only familiar with them from the outside.

Opening up this house to the public serves as a way to establish a connection with the community. While Rapanui's functional program remains largely consistent across different locations, the ability to express the intangible is closely tied to each individual house.

These historically protected properties, including several cataloged houses previously intervened by PilottoSanguinetti, are residences that shape the urban landscape. They are architecturally significant buildings in need of a new purpose, which can be challenging to find as they do not conform to current residential standards. They are also expensive to maintain and renovate.

We aimed to engage in a dialogue with the existing elements of the house to enhance its identity through a contemporary, high-quality intervention that integrates various project layers - house remodeling, interior design, landscaping, product display, and presentation. It's a grand performance to showcase the brand.

All essential components of the property have been preserved, such as the entire main staircase core with its impressive coat of arms stained glass. This staircase core was painted in a dark color to highlight these magnificent windows.

The ceilings have been altered for technical and functional reasons but always with the original partitions in mind. The upper-floor floors have been restored and are original, while the ground-floor floors are new, made with traditional materials but featuring contemporary design.

The triangular gardens, remnants of the classic block layout where the house occupies the center of the city block, were previously inaccessible from the interior of the house. Outdoor space was mainly contemplative at that time, observed through windows. Connecting the gardens with the ground floor interior was crucial. To achieve this, we obtained approval to transform two windows into doors, one in each corner room leading to the exterior. This revitalized the connection, creating circulation paths with different routes between inside and outside, ground floor and first floor, enabling visitors to explore and become acquainted with the house.
